INDEPENDENT VERDICT

Asia Realty Holdings V (SO), L.P. is best understood as part of the much larger TPG Angelo Gordon Asia Realty V ecosystem rather than as a stand-alone $300 million real estate manager. The Cayman Islands partnership was formed in 2022, began selling interests on September 5, 2022 and has maintained a recurring Form D history through September 2026. Its latest amendment continues to identify the issuer at Angelo Gordon's 245 Park Avenue New York address, relies on Rule 506(b) and Section 3(c)(7), and names AG Asia V LLC plus a group of executives also visible across other Angelo Gordon and TPG fund filings. The initial filing reported $300 million sold, while subsequent amendments continued the indefinite offering structure. More importantly, TPG's own public-company disclosures independently identify Asia Realty V as a 2022-vintage institutional real estate fund with approximately $2.007 billion of committed capital. That distinction matters: the $300 million associated with Asia Realty Holdings V (SO) is a specific vehicle-level Form D figure, not the total size of the broader Asia Realty V strategy.

THE FUND SITS INSIDE A MUCH LARGER TPG ANGELO GORDON PLATFORM

The strongest identity evidence comes from the relationship between the SEC issuer, the Angelo Gordon address and TPG's public reporting. TPG completed its acquisition of Angelo Gordon in November 2023 and now presents the business as TPG Angelo Gordon. In May 2024, TPG announced the final closing of TPG AG Asia Realty Fund V alongside its Japan Realty Value Fund, saying the two Asian real estate funds had raised more than $2.5 billion combined and that Asia Realty V itself closed more than 50% larger than its predecessor. THE MOST USEFUL PUBLIC EVIDENCE IS TPG'S OWN FUND PERFORMANCE REPORTING

At June 30, 2026, the flagship Asia Realty V performance line showed approximately $2.007 billion of committed capital, $1.188 billion invested and $1.696 billion of total value, with a reported 16% net IRR and 1.3x net multiple. The principal diligence issue is therefore structural attribution rather than basic identity: investors must determine exactly which Asia Realty V legal vehicle they hold, how that vehicle participates in underlying investments, what fees and expenses apply at each layer, and whether performance attributed to the broader fund is directly applicable to the specific SO partnership.
